every step of the way, from information gathering to practical completion. Here's how it works:
From the moment you begin talking to our team, you’ll notice the GW Homes difference. We’ll take the time to really get to know you, and understand what you’re looking for in a home.
For example, it’s no problem for us to come out and inspect your block obligation-free, so we fully understand your site. We’ll discuss the way you and your family live, and what that means for your new home design. And naturally, we’ll talk about your budget so we can give you an affordable solution. It’s all part of ensuring you’re completely happy before we begin to build your home.
After understanding your needs, we'll design your ideal home. Choose between a GW Homes design or a custom design, and we'll advise on the best choice for your budget and lifestyle. We'll discuss inclusions and provide a full building estimate. We communicate transparently during the quoting process, explaining all costs and unexpected expenses. Once we agree on the design plan, we'll draw up concept plans after receiving a part deposit.
Work begins! This stage kicks off with a surveyor and a soil test, the creation of working plans and specifications, and lodgement with the building certifier for approval. The GW Homes team can make this stage hassle-free by looking after all council approvals, demolition approvals, fees, insurances and levies for you.
An exciting part of this step is the ‘selections’ meeting, where together we make decisions on your home’s fit out, including cabinet making, the electrical layout, and the all-important choice of colours for your new home!
In the next stage, GW Homes will prepare you a standard Queensland Master Builders Association contract to sign. It comes complete with all the necessary supporting documentation and your new home plans, to ensure everyone’s completely clear on the details of your project. At this point you’ll finalise your finance approval and pay GW Homes the balance of your 5% deposit.
The construction phase will begin within ten working days of Finance Approval and Building Approval. We’ll introduce you to a dedicated Construction Supervisor who’ll oversee your home build from start to finish. You can contact them any time to discuss any detail of your build.
We understand how exciting it is to see your home being built! So you’re always welcome to visit your site and check out progress, or give input during the building phase. As construction progresses, you’ll make progress payments in line with your building contract.
At the practical completion stage, your brand new home is ready for handover. Your Construction Supervisor will meet with you for a thorough inspection before we hand over your home to you, to be absolutely sure everything is to your satisfaction.
