Subdividing, also known as 'reconfiguring a lot', includes creating lots from subdividing another lot, merging two or more lots into one lot or rearranging the boundaries of a lot without creating a new lot. GW Homes have subdivided and built houses on hundreds of blocks for families and developers across South East Queensland.

Subdividing can be a complicated process. In its simplest terms subdividing breaks down into three steps:

  1. Undertake the subdivision and required works in compliance with the conditions of the approval and pay the infrastructure charges levied.
  2. Submit the plan of survey to Council for plan sealing.
  3. Submit the sealed survey plan for registration with the Queensland Government.

These points really do oversimplify the process and you will need a trusted partner like GW Homes to guide you through each step.

The estimated cost for the entire subdivision process, including infrastructure charges, statutory fees, civil works, and consultants is usually between $65,000–$85,000* based on some general rules of thumb. GW Homes can help you through every step of the process from planning, right through to building new properties on the subdivided site.

As local councils have their individual guidelines on the minimum land size required to subdivide, make sure you check with them first. In general, properties larger than 800sqm have potential.

Factors that may influence whether your subdivision would be allowed, include:

  1. the size of your property
  2. the zone your property is in (different zones have different minimum areas for new subdivided lots)
  3. whether there are existing dwellings on the land or if there is an existing land use consent for more dwellings
  4. whether the ground is stable or prone to hazards (e.g. flooding, erosion or contamination)
  5. if there are any restrictions on existing titles
  6. whether new stormwater or wastewater drainage is necessary or if existing pipes may need to be upgraded
  7. vehicle access, parking and maneuvering.
